7 Steps
Sell House SmartTM

Follow 7 Simple Steps & Our Bottom Line Can Improve Yours
to Sell House Smart!

Our free action plan, i.e. 7 simple steps for smart home owners, balances Condition (house systems, structures, components) with Presentation (house prep/marketing/home staging).

Both Condition and Presentation are mandatory to sell house smart. But without first addressing Condition, along with Presentation steps such as decluttering, depersonalizing and detail cleaning in that order, home staging - our expertise - is pointless.

At that point, you are the only one buying your house! And here we thought you wanted to sell your home fast!

Free Sell House Smart
Home Owner Action Plan - 7 Simple Steps

Our free home owner action plan distills how to sell house smart. We provide detailed information & before and after pictures throughout this website. If you would like to learn more about each step, please use the navigation bar at the left.

But to get things started, here is a summary of our 7 Steps to Sell House Smart:

Step #1

The pre-listing home inspection is the first of our 7 simple steps. For smart sellers, it is mandatory, it is leverage, it will save you money, save the sale of your house and can even make you money, too.

Step #2

The second simple step is based on the first: find it first and fix it now. Or reduce your price accordingly. Remediation depends on the needed fix. But you have a choice. Either implement your Get Ready First budget(tm), or be prepared to sell for less than comparative or appraised value. In addition to how much, we show you who can help, how to negotiate, etc.

Calculate Your Get Ready First Budget(tm)

Everyone has a Get Ready First Budget. That is, 10 percent of the first price reduction you are likely to avoid when you get house ready to sell smart, first. Let's do the math:

For a $150,000 house, a 10% price reduction = $15,000. Thus, your
Get Ready First budget is: $1,500 - $7,500 (10%-50% of the first price reduction you will likely avoid by getting your house ready and/or pricing your house correctly first).

For a $250,000 house, a 10% price reduction = $25,000. Thus, your
Get Ready First budget is: $2,500 - $12,500.

For a $400,000 house, a 10% price reduction = $40,000 and your
Get Ready First budget is: $4,000-$20,000.

For an $800,000 house, a 10% price reduction = $80,000 and your
Get Ready First budget is: $8,000-$40,000.

We know this to be true: in every case, when you invest your Get Ready First budget, pay less for home fixes first and avoid the first price reduction, selling house smart saves you money, reduces time on market and likely increases your equity/return on investment or ROI at closing.

Step #3

The third step is curb appeal to sell a house. Curb appeal is 360 degrees around your house - and includes the neighbors and the neighborhood! Focus first on what you can control, especially landscaping outdoor spaces (such as porches and decks) and lighting. Sadly, many sellers skip this obvious step and lose equity - and many prospective buyers - as a direct result. Let's get smart and get going sellers!

Step #4: the 4 To Do's

The fourth step, the 4 To Do's, are closely related, universally needed and mandatory regardless of budet, time or prior experience. Declutter-Organize, Depersonalize-Neutralize, Detail-Extreme Clean and DIY Stage.

We can all afford (& find free help) to pack boxes, neutralize personal decor choices and we can all detail & deep clean.

The final D, DIY staging house to sell. Either do it your self or hire a professional home stager. Staging house is not Condition. Unless Condition, clutter and clean are addressed first, staging will not save the listing or sell a house alone. Because staging is icing on the cake so to speak, you need the key ingredients - transformed into a strong foundation/work surface - before the staging house finale will sell house smart!

Step #5

The fifth step is Photography. Marketing matters. And photography can make (or break) the sale of your house) especially for online listing services such as the Multiple Listing Service or MLS. Great photography generates more interest from more buyers making more offers. And we show you how.

Alternatively, bad photography drives potential sellers away from ever entering your property. In fact, 80% of potential buyers preview listings online before scheduling in person visits.

Step #6

Step #6 is Price. Get real. We provide: top dollar tips and greed goofs.

Step #7

The seventh and final step is TEAM. We strongly suggest you use a team approach. Essential real estate-related products and service providers include: real estate agent, mortgage, legal, title, landscaper, home stager, home inspector, cleaning service, home repair, painters and others.

So What? Here is the Why

There are lots of lists on the Internet. Some lists are very good, but a list alone doesn't tell you why, doesn't show you how you will save money, save time, make money, live better, sell smarter, etc. A list just isn't enough and does not show how to sell house smart.

This is why www.get-ready-first-sell-house-smart.com takes you step by step through our free 7 step sell house smart action plan (and professional Protocol), detailing key fixes (and where helpful, key professionals to help you) outside & inside, room by room. It is tough love that you will thank us for when your house is sold, preferably within 48 hours among mulitiple offers!

What do we mean by tough love? Anyone with a house languishing on the market 100+ days knows that continuing to offer the same house, with the same (lack of) Condition and/or Presentation, will produce the same result or worse - no offers and/or forced price reductions.

Something has to give, and in real estate, it is always the seller. We are not suggesting that you give your house away. But we know this to be true: the 7 steps work to sell house smart. Without them, either money is left on the table or the house remains unsold. Not good. Not smart. Not sold.

So let's get going (with the 7 steps) and sell house smart!
