Dining Rooms

Kitchens

Kitchens sell houses. So it is absolutely paramount that sellers depersonalize (edit) most of their items off of all counters, off the top of cupboards. This will open up the space and showcase to buyers the abundance of counter space and cupboard space.

One rule of thumb: anything you will not use during the next 30 days should be packed up and removed. (Bread maker, waffle iron). Prepacked and stored offsite. This will add so much more buyer appeal to your kitchen. Otherwise, the perfect stainless sink will be lost in the buyers recollection of your fruit bowl and bread maker. You want the buyer to recall and desire the features of your kitchen that you are selling (and not the personal items you use in your kitchen).

General DiY Staging Strategies

Our general DiY staging strategies begin with the basics. Toys and mirrors, for example. You can have too many. By contrast, with lamps and other lighting - you cannot have too much!

Toys

An important point about toys. When re-selling, your house should never look like Toys R Us.


Here are some "before" pictures - your personal reaction to each demonstrates the Toys R Us effect - not a good way to sell house smart.

Mixing Adult toys, such as the large screen TV featured below on the right, with childrens toys along the wall, is equally problematic. Buyers are confused about the room's purpose - is it for adults or a children's playroom? As a home, it can be both but for selling, pick one purpose and stick to it through strategic staging.

Strategic parenting: Of course selling and later moving is often stressful for children. However, there are compromises to be made that everyone, including your kids, can live with. This includes a toy diet. The top 5 toys per child should be selected and the rest should be pre-packed, ready to move to your new home. Trust us, 5 is the absolute maximum.


Mirrors

An important point about mirrors. We recommend stategic placement of mirrors, especially in the foyer, so that the prospective buyers literally see themselves in the house. In a very positive light. Which of course requires the right mirror, at the right height, in the right location, with the right amount of (flattering) lighting. Caution: mirrors should not be overused, and we can nearly guarantee that a mirror should NOT be in every room of the house. Mirrors should never reflect anything uninteresting or unattractive (e.g. a ceiling fan, a bathroom door, etc.). A well placed mirror should reflect something of interest and/or aesthetic value.

Lighting

When selling, you can never have enough ambient light nor artificial light. Remember, even on a sunny day, turn on the lights. This is one example of what we call "buyer bait." Buyers (consciuosly and subconsciously) respond well to the "warmth" provided by lights - provided you turn them on! So light it up and buyers will love it!
